Property Breakdown

The owner and his associated entities began acquiring this farmland in the late 1990s. Currently, the land is managed through a variety of operating agreements; primarily cash and crop-share arrangements. A set of knowledgeable tenants that have been in place for the past ten to fifteen years assist in minimizing risk while maximizing the investment’s return. Net returns per acre vary from year to year and are a function of crop yields, pricing, input costs, and weather.

Historical Value

The Mormon and Oregon Trials pass through the central portion of the Nebraska farmland holdings. In addition, the Chimney Rock and Scotts Bluff National Monuments provide easy viewing from many of the farm units. One of the parcels, Roberts, has five named monuments located on it: Castle Rock, Round-Top, Coyote, Steamboat, and Flat-Top. Access to these monuments is controlled by the Nebraska farmland.

Aquifer Access

46 irrigation wells supply water from sub-surface aquifers. The water quality on the parcels is extremely high and allows each center pivot to function smoothly with little to no buildup inside the device extending the life of the assets.

Reservoir Access

Many of the individual farm units derive water from six-mountain storage reservoirs located in Wyoming: Seminoe, Kortes, Pathfinder, Alcova, Glendo, and Gurnsey. These reservoirs have a combined storage capacity of nearly 3,000,000 acre feet.
